Buyer Agency Commitment - How the Loan Process Works - Multiple Offers - 20 Questions on Condos

Let’s create an open-line of communication…

Did you know that most real estate agents aren’t working for anyone in particular? Sometimes home buyers think that an agent they may have met “are working for them” but no one has bothered to really pinpoint the wants and needs of the buyer. In order for an agent and client to really make progress together, the buyer’s agent needs to really engage and communicate with the client and commit to searching for the perfect home.

I call it an “open-line of communication.”

When I work with buyers, I spend a great deal of quality time assessing their needs and wants and previewing properties for possible purchase. Quality time is what it takes to find the best property at the best price.

Please take a look at my “references from buyers” or ask for a reference brochure, to examine my recent track record of loyal and satisfied clients. I’m committed to finding clients the perfect home at a great price. I often tell my clients that home buying is fun, but can be challenging. Why not have an agent watching out for your best interests?

The moment I meet with you to show you a property, I enter into “real estate agency,” representing your interests with fiduciary responsibilities. Showing a property is usually an enjoyable experience for both myself and a potential buyer, but it is my responsibility as a licensed agent to be accountable for everything I say and do to help you make a wise real estate choice.

I am a full-time, licensed Principal Broker with Windermere/Cronin & Caplan Realty Group. I constantly update my knowledge with continuing education so I can offer competent and up-to-date information on real estate issues and perform do diligence in all matters pertaining to real estate.

In addition to my knowledge of real estate law, I also spend a great deal of time touring properties every week and know the market in terms of inventory, price and market times. This is an ever-changing cycle of the real estate business and that information is essential to the negotiation process. In the last five years, I have toured nearly 7,000 homes! There are only a handful of Portland agents that preview as many properties as I, and most of these other agents know me!

Your commitment and my commitment:

When working with new buyers, I ask for an exclusive right to represent buyer contract. What this basic document entails is my commitment to you, to continually search and find the property that is right for you, in a given market period, usually six months to a year in length. There is no obligation to purchase. Your commitment to me is IF you choose to make a purchase I will write the offer for you with full agent representation. This includes off-market and for sale by owner properties, which I see all of the time.

The exclusive right to represent buyer contract creates a professional and open-line of communication between the buyers I represent and me. In representing you, I’m committed to doing my very best to help you save time and money and find the very best property possible. That’s an essential part of my client service.

Make a commitment with confidence:

I guarantee my service to you. If you’re not satisfied, just let me know, and we can terminate our agreement in writing. An open-line of communication includes the right to change your mind, so just let me know! After termination, you are free to work another agent of your choice.
