Sales preparation can help bring top sales price. Presenting your home at its very best also shows seller motivation to potential buyers and their agents.

I’ll assist you in effectively preparing your home so it makes a good first impression. Here’s a short list of recommendations:

In kitchen, baths or utility rooms, make sure the paint is fresh and colors are light. Clean all surfaces and remove clutter. Polish all chrome or shiny surfaces or add items that are shiny, like chrome, brass, stainless steel or glass. CLOROX Cleanup is amazing at brightening tile grout, removing traces of mildew AND making everything smell ‘housekeeper fresh.’ Make it sparkle!

If you have an old metal screen door, remove it and repaint the inner front door, if necessary. Screen doors can spoil the entry to most homes because they’re unattractive and typically block light.

Replace or update your drawer pulls with classic styles that complement your interior.

Install a garage door opener, even if your garage is detached.

Leave lights on in areas of home that might be dark when buyers look at your home. Light timers are helpful and serve as a safety measure for those unfamiliar to your home.

Clear out clutter! Moving is a big job, so prepare by donating or selling things you no longer use. Your home will seem larger and it will make your move easier. Don’t forget to save donation receipts for tax purposes.

Spruce up the yard with color and give some TLC to the lawn. Hire a landscaper to trim bushes and tidy-up the garden if you can’t do it yourself. Trim tall trees to allow additional light into the home.

Finally, be ready for the calls from agents. Change your phone’s voice mail greeting to prepare agents with helpful details about showing your home. Ask them to leave their phone number and business card when showing. Additionally, when you get the call in person, let them know you are happy (even excited) and welcome their visit. Remember: First impressions count and a friendly greeting is an easy first step!
