Buyer Tours
Buyer tours are a lot of fun and a fascinating part of real estate. It is interesting to think that every home will be sold, eventually, and that there is a buyer for every home. The buyer tour is how you find the home that is right for you.
As your Broker, I try to get an idea of what you want before you go on tour. As time allows, I preview homes that fit your needs and wants and watch for new listings in your category, prior to touring.
To make home touring most effective, try to schedule a day with no conflicts so that you will be free to take the time you need to really examine homes. Touring takes a great deal of time, concentration and energy, and you don’t want to feel rushed. It is best to keep the kids with a sitter when you look for homes so you aren’t distracted.
Weekdays are the best days to tour, as most sellers are away. Most listings require a special appointment, 24-hour notice, or even stipulate that the listing agent accompanies all showings. Given this, you need to allow time to schedule, call and organize your buyer tour.
Once the tour is organized, I make a concerted effort to keep to the schedule and make considerations for sellers who may be changing their plans to fit our needs.
Many tours occur on Saturdays and Sundays, but sellers are often home and properties may be more difficult to access for showings depending on the motivation of the seller.
Internet and e-mail is a great way to preview and screen properties prior to showing and touring. While effective and interesting, it isn’t a replacement for the time and effort it takes to actually see properties. Remember that new listings often are online without pictures and many great properties have few pictures featuring all of their qualities. There are many times when my buyers are the first to preview new listings, as I find those are often the best properties on the home tour day.
